Pretty good landlords honestly. They respond quickly to maintenance requests, but come with a lot of the red tape issues of any corporate landlord. Their online tenant portal is straightforward, and they respond relatively quickly to maintenance requests and questions. I also appreciate that they ask whether we’re satisfied after a maintenance request and will come back out if not. Those little steps matter! Keep in mind EVERYTHING is through that portal though, we’ve never actually met anyone from open house. If you have an emergency outside business hours, good luck getting a hold of someone. Last Christmas, we had a gas leak at our house and couldn’t get a hold of someone until the new year. We couldn’t live in our house for the entire holiday season because everyone was out of the office. Even the emergency line just reaches a call center who submits a ticket on your behalf. I hope they improve this process and keep someone on call during holidays. They do annual rent increases, but they aren’t unreasonable about it. They seem to just match what the rest of the local real estate market is doing.

Address: 6708 Gamay Circle Frisco, TX I don’t even write reviews, but I had to because they are disgusting. This company is very greedy. They don’t care if you’re a good tenant and pay on time. They will try hand over fist to keep your deposit and add extra fees. It’s sad because they do own properties that seem okay. I can look over the cheap fixings and things. The dishwasher never worked and would just leak, and never complained. The sewer never turned on, I was okay with that. Markings, dings, and imperfections throughout the home, but it’s a rental it’s okay. I remember one time the sink downstairs started detaching from the wall and then the entire closet just fell down. They fixed it, but things like that go to show that they are very cheap. Also, the trees in a lot of their homes need to be maintained and they don’t do it, but want you to. I was happy when it was time to move because I was overpaying. So I told them I wasn’t really interested in renewing 61 days prior to the lease end and would potentially be interested in something a little cheaper so I tried to start that dialogue with them. Tried calling to see other properties, nothing. They completely ignored that. Once they rented a bigger house for $700 less around the corner (literally) I knew that was it. The person I communicated with - Raquel never documented the account about the move out so they started charging additional fees. So I got ahold of someone named Jessica Lee and she updated it so I paid until the lease end date. She then comes back and adds additional rent and fees on the date of the move out and also after. I moved out early July of 2023, I am still getting unpaid email charges for late fees. Not only that, there is a now a collection agency contacting me for additional rent. Mind you, Jessica Lee ensured that I didn’t get my deposit back - $2,650 and they still want more money. She made up charges and amounts for repairs. I have so many videos and pictures of the home before and after. The only thing that changed was the fact that I got TVs hung and they weren’t even bad. Very minimal and patched up correctly. If they deny you, BE HAPPY ITS A BLESSING. As a person who took care of the property and overpaid for it to now to be going through this is just sad. Believe the reviews. Believe the BBB. I am now having to go through Collin County Court to refute all of this stuff. I may try to update this review as the court hearings proceed. I’m still so shocked because I did what I needed to do. And still. The greed. I think they do this to people because they don’t stand up for themselves, but I am. I paid from the time I entered the home until I left. Minor blemishes and wear and tear, but to keep the entire deposit and still want over $2,000 is just beyond excessive and very much egregious. See some photos of the way the property was left. Then google the address, it’s the same less editing because they edit all their photos.

My experience has been pleasant so far with the company and with Daniel. The entire process so far has been seamless and efficient. From scheduling a showing, to accessing the property, and most importantly, open communication with the LA. I can't tell you enough how important an open, direct line of communication is. Especially in larger properly management companies. My clients submitted an application and we look forward to working with Open House Property Management.

I wish I had better things to say about the Management Company. I’ve been an agent for 34 years this month. Usually, I do leases for pocket change, or to help a new or old customer out. This turned out to be a pain in the A**. I’ve never had as little to do with a transaction in my career. Both my customer and I couldn’t get information about the application, processing of the application, or getting the final lease. My customer had a U-Haul, trying to get in. When finally approved, they wanted him to wait another week in a hotel before Christmas, for no apparent reason. It took me 3 weeks to find out when I would get paid. Then the check appeared, without the lease or the paperwork, I politely asked for, for the previous 3 weeks. They told me to “get it from my customer” who he, himself, has been and is still asking for a fully signed, executed contract for almost a month, since his move in. I was so frustrated with Open House as an agent, I offered to help them out, as a side job. The “listing agent”, Daniel Dean is a fine fellow, but seemed to have no control in the transaction. He was just following company policy I guess. There didn’t seem to be the usual interest in completing the transaction, as in traditional real estate leasing, that the agents of Kingwood have afforded each other for the 34 years, I’ve been around. Unless, they make some changes, I wouldn’t do another transaction with them, if there’s a choice. In this particular case, in trying to do what was best from my client, we stayed with the Open House property, because it was the best property for him. My choice would have been to find another property.

We have been really pleasantly surprised by this company. When we were searching for rentals we had some issues communicating with Open House. They never answered our or our realtor's emails. However as soon as we signed the contract with them they have been super responsive and very helpful. Anytime we've oi a maintenance issue they send someone to fix it very quickly. It's the best experience with a property management company I've ever had.

I’m finally moving out today after my year lease and I couldn’t be happier. The house was BEAUTIFUL at first, but shortly after moving in, the cracks started to show. Literally. Light fixtures and vents coming out of the ceiling, paint tape marks from a really poor paint job, structural damage to the outside. There was a colony of bees living in one of the maintenance boxes in the backyard. One of the jets in the bathtub was cracked. Towel hangers on the walls were falling off because they used the wrong type of nail. And most annoying of all, the master bath shower is peeling, stained and downright disgusting after only a year of use because the paint used was cheap and completely inappropriate to use in a wet area. Oh, and we went without hot water for over a month because no one tested the heater before we moved in. We eventually had to get a whole new heater installed when they finally listened to us and the multiple technicians who came out. If you wanna pay rent with a credit card, the “convenience fee” is about $75 regardless of rent amount. They’re about average when it comes to addressing formal work orders, but it’s way too difficult to get a hold of someone when you have questions. Absolutely disappointed in this company.
